Division of Public Works takes responsibility and give service for;

     - Permission of Building, Demolition and Modification

     - Permission of Excavation and Land Filling

     - Permission to Connect the Road or Drain Pipe

     - Check and Maintenance of Public Electricity Tree Cutting

     - Receiving Complaints about Damaged Roads, and Be In Charge of Public Parks and Gardens

Type of Building that must have Building Inspector

     In accordance with Building Control Act 1979 Section 32 BIS, it’s indicated that the owners of following types of building must perform building inspection;

     1. High-rise Buildings, Extra Large Buildings

     2. Residential Buildings

     3. Buildings indicated by Ministerial Regulation B.E. 2548 (2005)

              3.1 Theatres

              3.2 Hotels, indicated by law, that have over 80 guest rooms.

              3.3 Shops, indicated by law, that have service area over 200 square meters.

              3.4 Condominiums, indicated by condominium or residential laws, covering total area of 2,000 square meters and upper.

              3.5 Signboards or structures of signboards that are over 15 meters high above ground level, or the signboards installed on the roofs or deck of the building or any parts of the building which cover area of 5,000 square meters and upper.

              3.6 Signboard or structures of signboards that are 15 meters high above ground level.

     Procedures : The Building had completed construction or received the certification by the BIS 32 not less than 1 year and must present the report of building inspection to local officer within period indicated by Ministerial Regulation B.E. 2548 (2005) (within December 2007 and December of every year) as notification and for information to the public.

     Penalty of Section 65 BIS : Those who don’t follow Section 32 BIS shall be entitled to period of 3 months in jail or fine of 60,000 Baht, or being sentenced to jail and fine. In additional to penalty in Paragraph 1, those who don’t follow Section 32 BIS shall be entitled to the fine of 10,000 Baht per day until he or she makes it right.

Document required for Application of Building and Construction Permission.

     1. Copy of House Registration 2 sets

     2. Copy of Identification Card 2 sets

     3. Copy of Title Deed 2 sets

     4. Construction Blueprint 5 set (by the Building Control Act and other related laws)

     5. Other related document, in case required, such as;

              - Letter of Permission for construction of building on the land/ construction of building close to the land mark or sharing the same wall

             - Certification Letter of Engineer/ Architect

              - Construction Control Records of the Engineer/ Architect

              - List of Calculation

              - List of Construction

              - Certification Letter of Construction Site Control (in case of 1 floor or 2 stories building)

              - Title Deeds of Lands Nearby

              - Copy of House Registration and Copy of Identification Card of the Owner of the Lands Nearby.

Remarks

             - Proceeding lead time shall be about 19 days.

             - Permission will be effective for 1 year (365 days)

Fee Rate

     1. 1-2 Stories Building : 0.50 Baht per Square Meters

     2. 3 Stories Building : 2.00 Baht per Square Meters

     3. 4 Stories Building and Higher : 400 Baht per Square Meters

     4. Building of which load in any of its floor is over 500 kg/M2 : 4.00 Baht per Square Meters

     5. Entrance-Exit of Parking Building : 0.50 Baht per Square Meters

     6. Signboard Area : 4.00 Baht per Square Meters

     7. Building that is measured by length : 1.00 Baht per Square Meters onwards.
